SA’s most affordable and liveable suburbs revealed

Househunters are often forced to give up on their dreams of the most desirable locations in order to find an affordable home.

But there are some Adelaide suburbs that offer the best of both worlds.

A PRD Real Estate report on the first half of 2021 reveals the suburbs within 20km of the CBD that are both affordable and liveable.

The Affordable and Liveable Property Guide considers a range of criteria, including growth trends, rental yields and vacancy rates, affordability, future development in an area, and “liveability” factors such as low crime rates and access to schools, public transport and parks.
Valley View, Hope Valley and Northfield were the top picks for houses, the report says, while Hope Valley, Marleston and Kensington Gardens were the best options for units.

From affordable prices and strong value growth to high rental yields ideal for investors and access to plenty of amenities, each of those suburbs fit most of the criteria.

PRD Real Estate chief economist Diaswati Mardiasmo said even if househunters did not want to buy in those particular suburbs, the report acted as a guide to help them find areas that ticked all the right boxes.

“We’re not just looking for the cheapest suburb,” Dr Mardiasmo said.

“There are other suburbs that are cheaper than the ones that we have mentioned.

“However, there may not be any parks or any public transport around (them).

“Someone may want to look at regional SA or outside (of metropolitan Adelaide) – a lot of people replicate this method in their decision-making.”
